Or Call Us NowWashPro SFV provides professional roof cleaning for homes across Los Angeles and Ventura County. We remove the black streaks, algae, moss and lichen that colonize tile and shingle roofs in Southern California, using a low-pressure soft wash that kills the growth at its source instead of blasting at it. The crew is family-owned, licensed and insured, and based in the San Fernando Valley, close enough to reach any roof from Malibu to Camarillo.
A full roof cleaning from our crew covers:
We treat the whole roof, not just the slopes visible from the street. Shaded north faces usually carry the worst growth, and they are the reason streaks return fast when a company only washes the front of the house. Roof cleaning is one of ten residential exterior services we run across SFV, LA and Ventura, so if the job uncovers something else, we can handle that too.
Those black streaks are not dirt. They are Gloeocapsa magma, a hardy airborne algae that lands on your roof, feeds, and spreads downslope with gravity and rain. Every streak is a living colony, and it regrows from whatever survives a rinse. We broke down the full story in our guide to why black streaks show up on tile roofs.
Southern California gives that algae everything it wants. The marine layer loads the roof with moisture most mornings, then the afternoon sun warms it into a comfortable incubator. Shaded, north-facing slopes stay damp longest, which is why they always look the worst. Once algae establishes, moss and lichen follow, and lichen is the one that does real damage. It anchors into the surface of tile and into shingle granules, so when it dries and tears free, it takes roof material with it.
There is a money argument too. On most homes the roof is the single largest surface visible from the curb, and streaking reads as neglect to every buyer, appraiser and neighbor who looks up. Growth also shortens the working life of the surface it lives on. Cleaning on a sensible cycle costs a fraction of replacing tile or shingle early, and our guide to how often to clean a roof in Southern California lays out the right interval for coastal and inland homes.
We never put high pressure on a tile or shingle roof. Not dialed down, not on a wide tip, never. High pressure cracks tile, strips the protective granules off asphalt shingles, drives water where it should never go, and it can void your roof warranty. It also does a poor job. Blasting shears the visible growth off the top and leaves the organism alive underneath, primed to regrow.
Soft washing works differently. We apply a cleaning solution at low pressure and let the chemistry do the work. The solution kills Gloeocapsa magma, moss and lichen at the root. Dead growth releases its grip and rinses away, and the heavier moss and lichen lighten and shed over the following weeks instead of being torn out with roof material still attached.
Because the organism is dead rather than trimmed, a soft washed roof stays clean two to four times longer than a roof that was pressure blasted. That is the whole argument in one sentence. Kill it and it stays gone. Blast it and you have already booked the same job for next year.

Tile gets extra care. Clay and concrete tiles crack under concentrated point loads, which is exactly what a careless boot delivers. Our crew uses walk pads and load-spreading technique, placing weight across multiple tiles at their strongest points, and we plan every pass so we walk the roof as little as the job allows. It is slower. It is also why broken tiles are not part of how we work, and why we are comfortable on the kind of roofs other companies turn down.
Most single-family roof cleanings in Los Angeles and Ventura County land between the mid hundreds and the low thousands. Size, pitch, material and the severity of growth move the number. Your exact quote is free and usually same-day. Call 747-202-3622 or send the form.
No two roofs price the same, but the factors that move the number are consistent:
| Factor | How It Moves The Price |
|---|---|
| Roof size | More surface means more solution and more time. The biggest single factor on every quote. |
| Pitch and height | Steep slopes and second stories demand more rigging, more safety setup and slower movement. |
| Material | Tile takes longer than shingle because every step is planned, padded and load-spread. |
| Growth severity | A light film of algae treats quickly. Years of moss and lichen need heavier application and longer dwell time. |
| Access | Tight side yards, slopes behind the house and delicate landscaping all add protection and setup work. |
We do not do bait pricing. Tell us the address, send a couple of photos if you have them, and we come back with an exact number before any work starts. Free, no pressure, and usually the same day.
Same crew every visit. The people who quote your roof are the people who stand on it, which is exactly how careful roof work should be staffed.
