If a surface is too delicate for pressure, we say so and soft wash it instead. The goal is a clean surface that keeps its finish, not a fast blast that leaves damage behind.
Southern California is hard on hardscape in ways that sneak up on you. Near the coast, the marine layer keeps driveways, shaded patios and north-facing walls damp deep into the morning, and that moisture feeds algae and mildew that slowly turn concrete green and black. The film looks like harmless discoloration all summer. Then the first winter rain hits and it turns slick underfoot, right where guests walk.
Inland, the problem flips. Heat bakes oil drips into the open pores of a driveway within days, dust settles into a dull gray haze that a garden hose only smears, and gum and rust stains set harder the longer they sit in the sun. Flatwork gets cleaned with a rotary surface cleaner, which holds the spray at a fixed height and a constant speed across the slab. That is what produces one uniform, even tone when the concrete dries. A wand swept by hand leaves the zebra striping you see on amateur jobs, visible for months. We reserve the wand for edges, steps and detail work where it belongs.
Sound concrete takes 1,500 to 3,000+ PSI depending on its age and condition. Wood and stucco take far less, and pushing concrete-level pressure into them gouges grain and chews through finish coats. When a material is too delicate for pressure altogether, we drop to a low-pressure detergent wash, the same discipline behind the soft washing we use on full home exteriors.
Hot water cuts oil and grease in a way cold water simply cannot. Cold water pushes petroleum residue around the slab; heat breaks it down so it lifts and rinses away. On a driveway where cars have dripped for years, hot water is often the difference between a stain that fades and a stain that is gone.
Oil gets a degreaser. Rust gets a dedicated remover. Gum gets softened before it is lifted. Treating stains first and letting the chemistry dwell means the pressure finishes the job instead of forcing it, which is better for the stain and far better for the surface underneath.
