What We Clean

Professional Pressure Washing, Matched To The Surface

WashPro SFV provides professional pressure washing for homes across Los Angeles and Ventura County, covering driveways, patios, pavers, pool decks, walls and fences. We are a family-run crew based in the San Fernando Valley, licensed and insured, and we match the machine to the material so concrete dries to one even shade and delicate surfaces are never scarred.

Pressure washing is the most requested service in exterior cleaning, and the one most often done badly. Anyone can rent a machine. Holding 3,000 PSI two inches from stamped concrete, or pointing it at stucco, is how flatwork ends up striped and finishes get blasted off. Our job is to know exactly how much force each surface can take, treat the stains before the water ever hits, and lay down passes so disciplined the result looks poured yesterday.

Surfaces we wash, and how we wash them

SurfaceHow We Clean ItWorking Pressure
Concrete driveways & walkwaysPre-treatment, then rotary surface cleaner passes1,500 to 3,000+ PSI
Brick & concrete paversControlled even passes that protect the sand jointsModerate, dialed to the paver
Pool decksGentle wash with a slip-focused detail rinseLow to moderate
Stucco & block wallsSoft wash, the detergent does the workLow pressure only
Wood fences & gatesWide fan tips, slow passes with the grainFar below concrete settings

If a surface is too delicate for pressure, we say so and soft wash it instead. The goal is a clean surface that keeps its finish, not a fast blast that leaves damage behind.

Southern California

Why It Matters Here

Southern California is hard on hardscape in ways that sneak up on you. Near the coast, the marine layer keeps driveways, shaded patios and north-facing walls damp deep into the morning, and that moisture feeds algae and mildew that slowly turn concrete green and black. The film looks like harmless discoloration all summer. Then the first winter rain hits and it turns slick underfoot, right where guests walk.

Inland, the problem flips. Heat bakes oil drips into the open pores of a driveway within days, dust settles into a dull gray haze that a garden hose only smears, and gum and rust stains set harder the longer they sit in the sun. Either way, the surface keeps darkening so gradually that most owners stop seeing it until the day it gets washed and the original color comes back.

For the homes we serve, this is not cosmetic trivia. The driveway is the first surface anyone sees, and grimy flatwork undercuts an otherwise immaculate property. If a listing is on the horizon, it matters even more. We wrote up exactly why in our guide to pressure washing before selling your home.

The WashPro Method

Matched Pressure, Even Passes, No Stripes

Good power washing is mostly judgment. The machine matters far less than the habits of the person running it. Four habits separate our finish from a weekend rental.

Surface cleaners on flatwork, not wands

Flatwork gets cleaned with a rotary surface cleaner, which holds the spray at a fixed height and a constant speed across the slab. That is what produces one uniform, even tone when the concrete dries. A wand swept by hand leaves the zebra striping you see on amateur jobs, visible for months. We reserve the wand for edges, steps and detail work where it belongs.

Pressure dialed to each surface

Sound concrete takes 1,500 to 3,000+ PSI depending on its age and condition. Wood and stucco take far less, and pushing concrete-level pressure into them gouges grain and chews through finish coats. When a material is too delicate for pressure altogether, we drop to a low-pressure detergent wash, the same discipline behind the soft washing we use on full home exteriors.

Hot water where grease is the problem

Hot water cuts oil and grease in a way cold water simply cannot. Cold water pushes petroleum residue around the slab; heat breaks it down so it lifts and rinses away. On a driveway where cars have dripped for years, hot water is often the difference between a stain that fades and a stain that is gone.

Pre-treatment before the wash

Oil gets a degreaser. Rust gets a dedicated remover. Gum gets softened before it is lifted. Treating stains first and letting the chemistry dwell means the pressure finishes the job instead of forcing it, which is better for the stain and far better for the surface underneath.

The proof reads best side by side.

What Affects The Price

No two properties wash the same, so we will not pretend there is one number. Four things drive the quote:

  • Square footage. Total area is the biggest factor, a long estate driveway is a different job than a two-car pad.
  • Surface type. Plain concrete moves fast. Pavers, pool decks and delicate materials take slower, more careful passes.
  • Staining. Oil, rust and gum need pre-treatment and dwell time before the wash even starts.
  • Access and layout. Slopes, tight side yards and obstacles add setup and handling time.

As honest guidance, most residential jobs land in the few hundred dollar range, with large properties and heavy staining running higher. For a fuller breakdown of ranges and what drives them, read our guide on what pressure washing costs in Los Angeles. The Process

How A WashPro Visit Works

  1. Fast, free quote. Call or text 747-202-3622 or send the form. We get back to you quickly, often the same day.
  2. Walk-through and prep. We confirm every surface on the list, flag oil, rust and gum spots that need treatment, and protect plants, fixtures and anything nearby.
  3. Pre-treatment. Degreaser on oil, dedicated removers on rust and gum, with proper dwell time before any pressure touches the slab.
  4. The wash. Rotary surface cleaner passes on flatwork, pressure matched to every other material, hot water where grease calls for it.
  5. Detail and final walk. Edges, steps and corners finished by wand, a full rinse-down of the work area, then we walk the job with you before we pack up. We are not done until you are satisfied.

FAQ

Common Questions, Straight Answers

Pressure washing uses mechanical force and is the right tool for hard surfaces like concrete, pavers and stone. Soft washing uses low pressure and detergents and is the right tool for stucco, siding, roofs and anything high pressure would damage. We run both methods and match them to each surface on your property.
Once a year keeps most driveways in shape. Coastal and shaded properties often need attention sooner because the marine layer keeps surfaces damp and algae grows back faster. If you see green or black film, or the concrete turns slick after rain, it is time.
It can, which is why pressure is never one-size-fits-all. Concrete takes 1,500 to 3,000+ PSI depending on its condition. Pavers get controlled, even passes that protect the joints. Stucco and wood get far lower pressure or a full soft wash. Matching the method to the material is the core of the job.
It depends on square footage, the surfaces involved and how heavy the staining is. Most residential jobs land in the few hundred dollar range, with large properties and heavy oil or rust staining running higher. We give free, exact quotes, usually the same day you ask.
Yes. We are licensed and insured, and we do not call a job finished until you have walked it with us and you are satisfied. The same family crew returns for every visit, which is a big part of why our Google reviews reflect our consistent work.
