What A Complete Window Cleaning Service Includes

WashPro SFV is a family-run window cleaning company serving homeowners across Los Angeles and Ventura County from our base in the San Fernando Valley. We clean interior and exterior glass, wash the screens, detail the tracks and wipe the sills, because a window is not clean until every part of it is.

Plenty of outfits count a quick exterior rinse as a window clean. We do not. A full WashPro service covers:

  • Exterior glass, cleaned with purified water or squeegeed by hand at ground level
  • Interior glass, detailed with traditional squeegee work and drop cloths down
  • Screens removed, scrubbed, rinsed and reinstalled once dry
  • Tracks cleared of grit, dust and debris, not just wiped over
  • Sills and frames wiped down so dirt does not wash back onto fresh glass
  • A final check of every pane against the light before we call it done

Prefer exterior only? That works too, and it costs less. We will tell you straight which option your glass actually needs. One honest note: we clean glass, we do not repair it. If we spot a blown seal or a cracked pane, we flag it so you can bring in a glazier before it spreads.

Window cleaning is one of ten residential services we run across SFV, LA and Ventura. Browse the full lineup of exterior cleaning services if you want to knock out more than the glass in a single visit.

The SoCal Problem

Why Glass Gets Dirty Faster Here

Southern California is hard on windows in ways most of the country never sees. Near the coast, the marine layer rolls in overnight, dries off by late morning and leaves a fine salt haze on every exposed pane. Inland, it is dust, pollen and freeway film that build into a gray scrim you stop noticing until it is gone. Either way, the glass dulls slowly enough that most homeowners only see it after we clean half the house.

The bigger threat is your own irrigation. LA tap water is hard, loaded with dissolved calcium and magnesium. Every time a sprinkler head overshoots the lawn and mists a window, the sun bakes that water off and leaves the minerals behind. Give it a season and the spots stop wiping off. Give it a few years and the minerals etch into the glass itself, which is permanent damage no wash can reverse. If your lower panes already carry a white film that will not budge, read our guide to removing hard water stains from windows, then call us before the damage goes deeper.

Clean glass earns its keep here. This region sells itself on light and views, and a film of salt and grime taxes both every single day. Homes with ocean views feel it most: the difference between hazy glass and freshly polished glass is the difference between knowing the water is out there and actually seeing it.

Our Method

Pure Water Outside, Squeegee Inside

Outside, we clean with purified, deionized water delivered through water-fed poles. Deionizing strips out every dissolved mineral, and that changes how the water behaves on glass. Tap water dries and dumps its mineral cargo as spots. Pure water has nothing to leave behind, so it sheets off and dries completely spot-free, no detergent required. And because there is no soap on the glass, there is no sticky residue left to grab the next round of dust, so the clean holds noticeably longer.

The poles reach exterior glass up to three stories from the ground. That means no ladders leaning against your stucco and no boots on your roof tiles for most homes. It is safer for the crew, gentler on the house, and it lets us scrub frames and glass that ladder crews simply skip.

Inside is different work, so it gets a different tool. Interior glass gets traditional squeegee work: precise, controlled and drip-free, with drop cloths protecting your floors and clean detailing right into the corners of each pane.

Hard-water mineral staining is a separate, restorative step, not part of a standard wash. Bonded minerals have to be dissolved and polished off the glass with dedicated products and patient hand work. We assess the damage during the walkthrough, quote the restoration honestly, and tell you upfront if a pane is etched past saving.

What Moves The Price Up Or Down

We quote the job, not the square footage. Six things move the number:

  • Pane count and glass size. French panes take far longer than big picture windows.
  • One story or two, and how the upper glass is reached.
  • Exterior only versus full interior and exterior service.
  • How many screens there are and what condition the tracks are in.
  • Hard-water staining that needs restorative treatment.
  • Access: steep slopes, dense landscaping, courtyards behind locked gates.

As broad, honest guidance, an exterior-only clean on a modest single-story home sits at the low end of the range, while a full in-and-out service on a large two-story home with cut-up glass and mineral staining sits at the top. For typical dollar ranges across the county, our window cleaning cost guide for Los Angeles breaks it all down.

The Process

How A Visit Runs, Start To Finish

  1. Walkthrough and count. We confirm the pane count, flag hard-water damage or pre-existing scratches before work starts, and lock the price. No surprises at the end.
  2. Screens out. Every screen comes off, gets scrubbed and rinsed, and dries while we work the glass.
  3. Tracks and sills. Cleared before we touch the glass, so grit never gets dragged across a pane under a squeegee blade.
  4. Exterior glass. Pure water and pole work on the upper floors, hand squeegee detail at ground level where it is the sharper tool.
  5. Interior glass. Drop cloths down, squeegee work pane by pane, sills wiped dry behind us.
  6. The light check. We walk the house with you and check every pane against the light. Anything that is not right gets fixed on the spot.

Most homes take a morning or an afternoon. Many of our clients pair the glass with a soft wash for the house itself or a gutter clear-out in the same visit, since the crew and the equipment are already on site.

Why WashPro

The Crew Behind The Glass

We are family owned and operated out of the San Fernando Valley, and we send the same crew to your home every visit. That matters more in window work than almost any other trade: the tech who already knows which slider sticks and which pane carries an old scratch works faster and protects your home better than a rotating cast of strangers ever could.

We are licensed and insured, and our work holds a reputation for consistent, careful work. We will not paste fake testimonials here. Read the reviews on Google and see what SFV, LA and Ventura homeowners say in their own words.

Good Questions

Questions Homeowners Ask Us

Coastal homes collect salt haze from the marine layer and usually look their best on a quarterly schedule. Inland homes can often stretch to two or three cleans a year. If sprinkler spray reaches any of your glass, stay on a regular schedule, because hard water deposits become permanent etching if they sit too long.
Both. A full service covers interior and exterior glass plus screens, tracks and sills. Exteriors are cleaned with purified water on water-fed poles, and interiors get traditional squeegee work with drop cloths down. You can also book an exterior-only clean, which costs less and works well between full services.
Those are almost always hard water mineral deposits, usually from sprinkler overspray. Once the minerals bond to the glass, no standard wash will move them. We remove them as a separate restorative step using mineral-dissolving products and careful hand polishing, and we will tell you honestly if a pane is etched beyond saving.
With water-fed poles that deliver purified water up to three stories from the ground. No ladders leaning against your stucco and no boots on your roof tiles for most homes. It is safer for the crew, gentler on the house, and the pure water dries spot-free.
Yes. Spots are the minerals tap water leaves behind as it dries. Deionized water has those minerals stripped out, so there is nothing left on the glass once it dries. Because we use no detergent outside, there is also no sticky residue to attract fresh dust, which keeps windows cleaner for longer.
Very little. Clear anything fragile off the interior sills, unlock side gates, and switch off any sprinklers scheduled for that morning. We handle everything else, including putting every screen back exactly where it came from.
